Cavity Wall Insulation or External Wall Insulation: How to Choose

Comparison between external wall insulation work and a cavity wall inspection on residential façades

Tabella dei Contenuti

When a home is cold in winter, overheats in summer or has walls that seem to lose comfort quickly, people often compare cavity wall insulation and external wall insulation. Both may help the building envelope, but they do not work in the same way and do not solve the same conditions.

Cavity insulation introduces a suitable material into an existing wall cavity where that cavity is present and appropriate. External wall insulation adds a continuous insulation system to the façade. The choice should follow an assessment of the wall, moisture, thermal bridges, windows, roof, constraints and condominium context, not simply the apparently less disruptive option.

Information note: this is general guidance for properties in Italy. It does not replace an on-site assessment, thermal analysis or design where required. No universal savings figure, thickness or solution applies to every building.

Cavity insulation or external wall insulation: two different interventions

Cavity wall insulation places an insulating material within the void between two wall leaves through controlled access points and a suitable process. It can only be considered where the cavity exists, is sufficiently continuous, can be reached and has conditions compatible with the proposed system.

External wall insulation applies an insulation layer to the outer façade using compatible boards, fixings, base coats, mesh and finish. When properly assessed and installed, it can work more continuously across opaque external walls. It also involves façade work and details around plinths, sills, rainwater pipes, balconies, services, roof edges and window openings.

A filled cavity is not the same as an external insulation system, and neither replaces a diagnosis of the building. Each changes the wall differently.

When cavity wall insulation can be assessed

It may be considered in buildings with cavity walls. Before it is proposed, the cavity needs to be established and understood. Irregular masonry, wall ties, construction debris, services, later alterations or discontinuous voids can make the real situation different from what is expected.

Wall condition matters too. Cavity insulation does not repair water penetration, rising damp, a cracked façade or a roof leak. The cause of moisture must be identified and addressed before choosing a compatible insulation solution.

Checks reduce assumptions

Building records, surveys, carefully selected inspection points, images and appropriate tools may help reconstruct the wall build-up. No single check describes every area. The professional should select investigations proportionate to the property rather than rely on photographs or arbitrary openings.

What needs checking before a cavity can be filled

Knowing that a wall has an air cavity is not enough. It may have variable depth, blocked sections, debris, interruptions near openings and floors, or alterations from previous work. Exposure to driving rain and the condition of the façade also influence whether a proposal is appropriate.

It is equally important to confirm that the cavity wall is the source of discomfort. A cold room may instead be affected by a floor, shutter box, window, ground-facing wall or local thermal bridge. Filling a cavity without identifying the main weakness may leave the most critical point unchanged.

When external insulation may provide a more continuous correction

External wall insulation is often considered where the aim is to address the building envelope as a coordinated whole. It may help correct some discontinuities, but continuity depends on detailing around columns, beams, ground junctions, window reveals, balconies, roof connections and changes in material.

It is not always feasible. Heritage or landscape constraints, condominium ownership, complex balconies, local rules and ancillary work may change the proposal. Treating the façade alone also does not automatically solve issues related to windows, ventilation, roof performance or local thermal bridges.

External insulation is a façade system, not only insulation boards

External insulation needs a suitable substrate and coordinated work at doors, windows, the lower façade, drainage, projections, joints and finish. Each detail can affect water management, continuity and the durability of the completed façade.

Balconies, cornices, shutters, awnings, air-conditioning units, pipes and wall-mounted services may need assessment and related work. This does not automatically rule out the system, but it means feasibility cannot be decided by looking at a small part of the wall.

Any authorisations, planning paperwork, constraints and condominium decisions depend on the actual property, façade, municipality and scope of work. They should be checked by the relevant qualified professionals before works or supplies are committed.

Thermal bridges, condensation and mould

The centre of a wall is not the only route for heat loss. Corners, beams, columns, floors, window edges, shutter boxes and balcony connections can behave differently. A partial intervention may still be useful, but it has to be read alongside these discontinuities.

Mould is not a diagnosis. It may relate to cold surfaces, indoor humidity, limited ventilation, water penetration or several causes together. Applying insulation over a damp wall without resolving the source can make later problems harder to inspect. Moisture, wall condition and ventilation belong in the comparison.

For the different subject of internal thermal and acoustic wall systems, see RG2’s guide on internal thermo-acoustic insulation for existing walls.

Summer and winter comfort depend on the whole envelope

In summer, sun exposure, an unprotected roof, windows without shading and internal heat gains can make rooms difficult to cool. In winter, heat loss, cold surfaces and air leakage matter. Insulation can be part of the response, but should not be chosen independently of roofs, floors, windows, ventilation and services.

This is why a larger heat pump or air-conditioning system is not automatically the first answer to a poorly performing home. Building fabric and systems should be assessed together.

Cavity insulation, internal insulation and external insulation are not interchangeable

Internal insulation may be assessed where façade work is not possible or only one apartment is involved. It has different constraints: it takes up interior space, affects services and details, and can leave some junctions more sensitive. It is not an automatic substitute for external work.

Cavity insulation acts within a void where one is genuinely available. External insulation works from the façade. The best route depends on access, wall build-up, building condition, the comfort objective and the ability to work on shared parts.

Detached homes, condominiums and unalterable façades

In a detached home it may be easier to assess façades, roof, windows and external areas together, but technical and administrative checks still apply. In a condominium, external façade work normally involves common parts, so ownership, required decisions and architectural consistency are part of the assessment.

Where the façade cannot be changed, cavity insulation may only be assessed if a compatible cavity exists. In other cases internal insulation may be studied, with its own constraints. One unavailable option does not automatically make another option appropriate.

Mistakes to avoid

Do not choose a system before understanding the wall and cavity. Do not assume that a visible air gap proves the whole wall can be insulated in the same way. Do not compare options only by thickness or unverified savings claims. Outcome depends on existing conditions, continuity, details and installation quality.

Do not use insulation to conceal cracks, water ingress or defects. DIY is not an appropriate approach for investigation, cavity filling or external wall systems: compatible materials, safety, fixings, moisture and finish all need specialist competence.

How to compare proposals beyond the price

Two proposals are not comparable simply because both use the word “insulation”. Ask which wall is being treated, what checks are included, which complete system is proposed, which details are covered and which elements remain outside the scope. This helps distinguish a targeted intervention from a broader façade project.

  • Identified issue: wall heat loss, thermal bridge, water ingress, condensation or more than one factor.
  • Scope: one wall, an entire façade, several elevations or selected rooms.
  • Checks: cavity condition, moisture, substrate, construction details and applicable constraints.
  • Boundaries: related elements, reinstatement, windows, services and separate coordinated works.

The meaningful comparison is between solutions documented for the actual building condition, not between generic slogans or unverified savings claims.

Preparing an assessment before choosing

Photographs of façades and rooms, available building information, previous work, areas affected by condensation or mould, exposure, roof and window information can help structure a visit. State whether the property is within a condominium, has known constraints, or has a problem limited to one room or across the whole home.

Frequently asked questions

Which is better: cavity insulation or external insulation?

It depends on the wall, cavity, façade, thermal bridges and objective. The systems are not interchangeable.

Can cavity insulation be used in every house?

No. A suitable existing cavity and compatible wall condition are needed.

Does external insulation remove every thermal bridge?

It may address many discontinuities, but the result depends on design and details at openings, balconies, floors and roof junctions.

Can a damp wall be filled?

The moisture source must be identified first. Insulation is not an automatic remedy for water ingress or rising damp.

Is internal insulation the same as cavity insulation?

No. One works from the room side; the other works within a wall cavity. They have different constraints.

Does external insulation always need planning paperwork?

It depends on the work, façade, constraints and local rules. The actual case needs checking.

Does cavity insulation cause mould?

No general answer is responsible without assessing wall condition, moisture, ventilation and the proposed system.

Can insulation help in summer?

It may contribute, but sun, roof, windows, ventilation and room use also matter.

Does condominium ownership matter?

Yes, especially for façade work and shared parts.

What should I prepare for an assessment?

Photographs, available documents, observed problems, wall locations, previous work and information about constraints or condominium context.
